What this tool is

The InvestorEye is a research tool for real estate professionals. You type a property address and a purchase price, and it returns an estimate of how that property would perform as a rental, together with public records about development near it.

It is not an appraisal, not a valuation, not a loan approval and not a credit decision. It is operated by Molina Mortgage, Christopher Molina, NMLS #1587312.

What we collect

Your email address and name, if you sign in with Google. That is the only thing Google gives us and the only thing we ask them for. We do not receive your Google password, your contacts, your calendar, your files or anything else in your Google account.

The addresses you look up, and when. This is kept so that your searches appear under Recent and so that reopening one costs nothing.

A count of how many lookups you have used this month, against your allowance.

A cookie that keeps you signed in, and a cookie each for your chosen language and colour theme.

What we do not collect

We do not ask for or store any borrower's personal information through this tool. No names, no social security numbers, no dates of birth, no income, no credit data. This tool is kept deliberately separate from any lending file.

We do not track you across other websites. There is no advertising network, no analytics pixel and no third-party tracker on these pages.

Who we share it with

Nobody, for marketing. We do not sell, rent or trade your information.

To answer a lookup, the property address you type is sent to the data providers that answer it: RentCast for property records and rent estimates, AirROI for short-term rental figures, and public county and state records services. They receive the address. They do not receive your name or your email.

Our hosting provider processes requests on our behalf in order to serve the site.

How long we keep it

Your search history is capped at your most recent 60 addresses; older entries fall off.

Usage counts are kept for twelve months and then dropped.

Cached provider responses are kept indefinitely, because that is what makes reopening a past search free. Those are records about properties, not about you.

Your choices

Ask us to remove your access and your history at any time, and we will. Email chris@molinamortgage.us.

Sign out by clearing your browser cookies for this site.

You can revoke this tool's access to your Google account at any time at myaccount.google.com under Security, third-party access. Doing so does not delete anything we already hold; email us for that.

Security, stated honestly

Access is by invitation. Sign-in is either a personal code or a Google account whose email is on our invited list.

A personal code is a bearer credential: anybody holding it can use your allowance. Treat it like a key and do not forward it.

This tool holds no borrower data and no payment data, which is a deliberate design choice rather than an accident, and it is why the security model above is proportionate to what is at stake.

Children

This is a professional tool and is not directed to anyone under 18. We do not knowingly collect information from children.

Changes

If this policy changes materially we will say so on this page and date it. Continued use after that is acceptance of the change.
