MY INVESTOR TOOL LLC (the Company) provides Investor Eye, Investor Tool, and Listing Lens. These products offer address-level analysis of long-term and short-term rental performance, taxes, insurance, financing and development activity, assembled from public records and licensed data.
It is provided to you as a working tool for your real estate business. It is proprietary to MY INVESTOR TOOL LLC, and the methodology, the scoring and the assembled data are confidential.
Your agreement for these software products is with MY INVESTOR TOOL LLC. A mortgage professional mentioned by Atlas or another product feature is a separate service provider, not a party to this software agreement. Any financing services require a separate relationship with the provider.
Your account identifies you. Property research is metered and usage is attributed to your account.
Do not share sign-in links or let anyone else use your account. Other people can create their own accounts.
You may use the reports in your own business, and you may share an individual property report with a client you are representing on that property. That is what it is for.
Please leave the footer and attribution on it when you do.
Do not give the reports, the underlying figures or the access itself to another mortgage broker, loan officer, lender, or anyone building a competing product or dataset.
Do not republish the reports publicly, bulk-extract or scrape the data, run it through automated tools, or use the output to reconstruct the methodology or build a similar product.
These obligations continue for two years after your access ends.
Without prior written permission from MY INVESTOR TOOL LLC, you may not direct ChatGPT, Claude, another AI agent, crawler, scraper, browser automation or other software to collect, export, systematically copy or reconstruct the service's reports, licensed data, compiled datasets or proprietary methods. You may not bypass access controls or usage limits, share credentials, train models on this material, or build a competing database from it.
This restriction does not prohibit the service's own approved features, ordinary accessibility tools, or individual client sharing and exports expressly provided by the service. It does not claim ownership of public records independently obtained from their original public sources.
Unauthorized extraction may result in suspension or termination of access. MY INVESTOR TOOL LLC may seek proven damages and other relief available under applicable law, including injunctive relief where the legal requirements are met. No automatic fine is imposed by this paragraph.
Every figure is an estimate produced from public records and third-party data. It is not an appraisal, not a certified valuation, not investment advice, not tax or legal advice, and not a credit decision or an offer of credit. Rates shown are illustrative.
Verify anything you or your client are going to rely on. MY INVESTOR TOOL LLC makes no warranty that the data is accurate, current or complete, and is not liable for decisions made from it.
Short-term rental legality varies by municipality and changes. Confirm the current ordinance before advising a client on it.
Your access does not depend on you referring mortgage business to any particular mortgage provider, and nothing here requires your client to use a recommended provider for financing. You are free to send business anywhere, and your access is unaffected either way.
Any fee charged for this tool is for the tool on its own merits. It is not payment for referrals, and no part of it is tied to whether a loan results.
Your client always chooses their own lender.
Access is offered at MY INVESTOR TOOL LLC's discretion and can be changed, paused or withdrawn at any time, for any reason, without notice. The confidentiality obligations above outlive the access.
These terms may be updated. If they change materially you will be asked to accept the new version before continuing.
Florida law governs, and the venue for any dispute is Palm Beach County, Florida.
